PALM BEACH COUNTY · WATERFRONT GUIDE

Boca Raton
Neighborhood Guide

Royal Palm Yacht & Country Club, The Sanctuary, Boca Harbour, and Bel Marra.

Boca Raton Overview

Boca Raton's waterfront market is organized around five distinct communities, each commanding a different position in the hierarchy. Royal Palm Yacht & Country Club is the prestige anchor — ICW-fronting estate lots, a private marina, and a membership structure that defines access. The Sanctuary is a gated community on the ICW with deep-water dockage, guard-gated security, and an amenity package that attracts UHNW buyers who want privacy without the club structure of Royal Palm. Boca Harbour is a non-gated canal community with direct ICW access and some of the best value deep-water lots in the eastern neighborhoods — popular with serious boaters who prioritize water access over community amenities. Sun and Surf Club occupies oceanfront and Intracoastal positions near Boca Inlet, appealing to buyers who want both ocean and waterway access within the same market. Bel Marra rounds out the eastern residential fabric with canal-front homes at accessible price points.

The common thread across all five is Boca Inlet — the shortest inlet run in Southeast Florida, roughly one to two miles from most of these communities. Mizner Park, the Boca Resort corridor, and the city's school system create a lifestyle and family infrastructure that keeps demand consistent across market cycles.

Waterfront & Boating

Boca's canal grid connects directly to the ICW, and from there to Boca Inlet — the shortest ocean access run in Southeast Florida. Royal Palm's private marina and The Sanctuary's dock infrastructure both support vessels to 80+ ft. Boca Harbour and Bel Marra canal lots accommodate 40–65 ft vessels. A fixed bridge at Camino Real (25 ft) is the primary consideration for taller vessels heading south, but the overwhelming majority of Boca's boating traffic heads northeast toward the inlet, where the pass is clean and predictable in all but the worst conditions.
