Boca Raton's waterfront market is organized around five distinct communities, each commanding a different position in the hierarchy. Royal Palm Yacht & Country Club is the prestige anchor — ICW-fronting estate lots, a private marina, and a membership structure that defines access. The Sanctuary is a gated community on the ICW with deep-water dockage, guard-gated security, and an amenity package that attracts UHNW buyers who want privacy without the club structure of Royal Palm. Boca Harbour is a non-gated canal community with direct ICW access and some of the best value deep-water lots in the eastern neighborhoods — popular with serious boaters who prioritize water access over community amenities. Sun and Surf Club occupies oceanfront and Intracoastal positions near Boca Inlet, appealing to buyers who want both ocean and waterway access within the same market. Bel Marra rounds out the eastern residential fabric with canal-front homes at accessible price points.
The common thread across all five is Boca Inlet — the shortest inlet run in Southeast Florida, roughly one to two miles from most of these communities.
