Highland Beach Overview
The Town of Highland Beach is, by charter, nothing but residential. Incorporated with an explicit mandate to remain free of commercial development, Highland Beach occupies a narrow barrier island between Boca Raton to the south and Delray Beach to the north — entirely fronting the Intracoastal on its western edge and the Atlantic Ocean on its eastern edge. The inventory divides cleanly: luxury condominiums with ocean exposure on the east side of A1A, and single-family Intracoastal estates with private dockage on the west side. The Intracoastal lots here are among the deepest-water positions in south Palm Beach County, with direct waterway access to Boca Inlet (roughly two miles south) and Boynton Inlet (roughly four miles north).
The complete absence of restaurants, retail, or commercial infrastructure is Highland Beach's defining feature — and for its buyers, its primary appeal. You drive to activity and come home to the water. Delray Beach's Atlantic Avenue is under ten minutes north; Mizner Park and Boca Raton's dining corridor is under ten minutes south. The result is a residential enclave with serious boating credentials, ocean access, and none of the commercial noise that surrounds comparable waterfront addresses in both adjacent markets.

Oceanside condominium addresses have direct Atlantic beach access but no dockage; single-family Intracoastal lots are the primary boating product and command correspondingly higher prices per square foot.
