PALM BEACH COUNTY · WATERFRONT GUIDE

West Palm Beach
Neighborhood Guide

South Flagler Drive, El Cid, and Northwood Shores — three waterfront addresses, one city.

West Palm Beach Overview

West Palm Beach waterfront real estate concentrates in three distinct neighborhoods that each offer a different relationship to the Intracoastal. South Flagler Drive is the prestige corridor — large lots directly on the water with unobstructed views to Palm Beach Island across Lake Worth Lagoon, no fixed bridges between most addresses and Palm Beach Inlet, and walking proximity to the city's best restaurants and the Norton Museum. Properties here trade at a meaningful premium and rarely last long on market. El Cid, just south of downtown, is a historic neighborhood with a strong architectural character — Mediterranean Revival and Spanish Colonial homes on generous lots, several with Intracoastal frontage and private dockage. Northwood Shores, north of downtown, has emerged as one of the county's better value waterfront plays: Intracoastal-adjacent homes at prices well below the Flagler Drive corridor, with a neighborhood momentum that has been building steadily.

Palm Beach International Airport is under ten minutes from most addresses in the market — a practical advantage that matters to frequent travelers. The Norton Museum of Art, Clematis Street's dining and nightlife district, and the continued development of the waterfront park system give West Palm a cultural infrastructure that distinguishes it from comparable Intracoastal markets.

Waterfront & Boating

The ICW runs the length of the city along its eastern edge. From South Flagler Drive and Northwood Shores, there are no fixed bridges between most dock addresses and Palm Beach Inlet — a significant advantage for larger vessels that can't navigate under the 25 ft Royal Park Bridge to the south. El Cid waterfront lots on the ICW support vessels in the 40–60 ft range. The unobstructed fetch across Lake Worth Lagoon from Flagler Drive delivers consistent wind and some of the best dinghy sailing conditions in South Florida.
